Contract

1.Tax Certificate(課税証明書)
For people who has just arrived or worked in Japan for less than a year
Latest Tax certificate proving that the client was paying taxes in his country.
For example:
In case of India client has to produce Form 16
In Case of USA client has to produce W2
(In case if the client was a student)
Have to produce Degree certificate of the college he passed out from.

From April 2014, tax certificate has become a required document for contract announced by UR.
In Japan, it is called “課税証明書 Kazeishomeisho” from local ward office. At this time of the year it only issues to people who worked in Japan in 2013 .
If you only started working in Japan from 2014, you will need to provide a relevant one from the country you were in right before coming to Japan.
Strictly, full name, paid tax amount, paid year(should be the most recent year) need to be showing on the tax certificate.
● Graduation certificate can be used instead if your previous occupation was student right before starting work.

No, utilities are not included in the rent. All utilities have different contract and connections should be done before moving-in.
2 months deposit + prorated rent and management fee of the month you move in.
In order to search and reserve a UR unit, we need the following information:

1. Complete Name
2. Current Address
3. Phone Number
4. Birthday
5. Name of Company
1. Income Requirement ( Certification submission is required )



If above requirement is not applicable, below are the other options.
①Paying 1 year rent plus deposit in advance.
②To have Japanese Yen saving in a Japanese bank equivalent to 100 times of the rent.

2. VISA
At least 1 Year VISA. Short-term VISA is not permitted.

Moving in

It requires at least 1 week to be able to move in after the contract has been made in person since lock changing needs to be done. Therefore, it is better to search for the desired apartment early.
● Company contract can take longer, it would be ideal to inquire with your HR.
You can get the key only on the day or after your move-in date. You will have to bring the receipt given to you by the UR on the contract date to get the key at the management office in the apartment.

Moving out

★14 day leaving notice is required.
★Please collect the forms at your local management office where you firstly got the keys.

You will need to fill out the forms and give it back to them, they will then give you back the original copy for your reference.

1.Leaving date・退去日
2.New address・移転先
3.Deposit refund bank account number・敷金返金先口座番号(only in Japan)
4.Room check date・査定日(they will suggest some options and you can chose one of them)
5.Deposit transfer claim with registration number of new house 仮予約受付番号(引継ぎ住戸)

Note: Once you complete and submit the documents to the management office with your signature, you CANNOT change your leaving date. Please be careful in writing the forms.

Repair Cost Bill


Remittance Request
Assessments related to housing damage when moving out are carried out in accordance with the "Troubles and Guidelines for Restoration to the Original State" published by the Ministry of Land, Infrastructure, Transport and Tourism.
You need to give 14 days advance notice to the UR when you wish to terminate and vacate the apartment. You have to submit a “Dissolution of Rental Housing Contract Notification Form” to the Administration Service Office, at least 14 days before your date of departure.

Others

*Automatic withdrawal
You will receive an automatic withdrawal application form when you make a contract.
If you apply for it, it will come into operation from the following month or a month after the following month.
The monthly rent will be withdrawn on the 25th of every month. If there is not enough money in the account, it will be withdrawn again on the last day of the month.
If there is still not enough money in the account, a late payment charge will be requested for any payment after the last day of the month.

*Bank transfer
You receive a bill every month. There is bank account information written on the bill.
Transfer the monthly payment to the account by the last day of the month. If you do not pay by the last day of the month, a late payment charge will be requested for any payment made after that.
If you are planing to do some remodeling after you move in, please make sure to submit the application form to the management office.
The form is called “Moyogae Negai(模様替え願)” and you can get it from Management office.
We see many cases like changing toilet seat, adding air conditioner and others.
Some remodeling items don’t require you to restore it back to original when you move out, but some does require.
So please check the list and see if your remodeling items require restoration or not.

“1K”, “2DK”, “3LDK”..etc are examples of how Japanese describe the floor-plans of apartments/houses.
The number indicates the number of rooms.
L = Living Room, D = Dining Room, K = Kitchen.
E.g. The layout on the left shows a typical 1LDK layout and on the right a typical 2DK layout.

Most LDK rooms has a bigger living room and kitchen is separated, while DK rooms have smaller area and kitchen is not separated.

Difference Between 1K and 1DK
As you can see for 1K or 1R(Room), there is only a little space for the kitchen since there is no Dining area.
While 1DK room has a separated room and a wider area in the kitchen.
The UR rental housing was not significantly damaged during the Great Earthquake, but we are working on earthquake-resistant diagnosis and repairs for those constructed according to the old earthquake-resistant standards so that we can live more safely and securely.

* This standard was significantly revised in 1981, and the earthquake resistance standard before the revision is called the old earthquake resistance standard, and the earthquake resistance standard after the revision is called the new earthquake resistance standard.
Some UR apartments have toll parking. If you are or will be living in UR apartment and would like to apply for toll parking, you need to submit form and some documents.

To apply for toll parking,,,

3) A copy of the vehicle registration papers
* They may ask you to submit other documents depending on circumstances.

To make a contract after your application is accepted,,,

3) Receipts of deposit, daily rate for the first month and security deposits
4) Identification documents (driver’s license etc..)
